At Britannia Property Services, we offer a special service to Private landlords, we like to call it “Landlord EPC”. According to the Energy Act 2011, From 1st April 2018, A Property cannot be rented unless it achieves a minimum Energy Rating of “Band E ( 39-54) for Domestic” and “ Band E (101-125) for Non-Domestic”.
We produce an EPC for your property, if it does not meet minimum requirements of Band E we will produce different scenario based EPC’s keep cost of the Energy Improvement in mind. For Example: We produced an EPC and it does not meet Band E minimum rating and It gives few recommendations such as , Loft Insulation, External Wall Insulation, Change of Boiler etc. We will re-run EPC calculation as If it already has Loft Insulation to see if that meets minimum Band E requirements and produce a draft EPC.
